RICS Home Surveys

Pre-purchase RICS Home Surveys are a core service that Property Pathfinder provide.

We specialise in Home Surveys, ranging from small town and village properties, to large and complex Historic Country Houses.

Our reports are written in plain English and utilise a traffic light-based system to illustrate defects and risks.

RICS Level 3 Home Survey (Building Survey)

This is the most detailed level of inspection and reporting, and is suitable for older, listed, converted or run-down properties.

The survey report objectively describes the form of construction and materials used.  It describes the condition and provides an assessment of the relative importance of the defects/problems.  The report identifies the risks of potential or hidden defects, and outlines the scope of any appropriate remedial works.

The report is illustrated with many photographs.

Level 2 Home Survey (Homebuyers Report, No Valuation)

This report provides concise information for prospective buyers purchasing a conventional house or bungalow built from common materials (within the last 50 years) and in a reasonable condition.  This level of survey is often most appropriate for modern estate houses.

We also undertake residential valuations for inheritance tax, shared ownership, Housing Associations, Charities Act, matrimonial and other purposes.

Survey Director Nicholas Owen is a RICS Registered Valuer.
